Buying a House in South Florida: Your Home Inspection Timeline

South Florida real estate moves fast. Understanding exactly what happens — and when — during the inspection period keeps you from losing time or leverage.

Day 1–3: Schedule Immediately

As soon as you’re under contract, book your inspection. South Florida inspectors are in high demand and good ones book out 3–5 days. Your inspection period is typically 10–15 days from contract, so waiting even 2–3 days to schedule can leave you with a narrow window to negotiate findings. Call the day the contract is signed.

Day 3–7: The Inspection and Report

Be present at the inspection — not to look over the inspector’s shoulder, but to see the findings firsthand and ask questions in context. A finding that sounds alarming in print often becomes manageable once you see the scope with your own eyes. Get your report within 24 hours. MIS provides same-day or next-day reports as standard.

Day 7–10: Negotiate

Review findings with your agent and determine what’s negotiable. In Florida, buyers typically request a price reduction, a repair credit at closing, or specific repairs before closing. Prioritize safety items, major system issues, and anything affecting insurance eligibility. Minor cosmetic findings are usually not worth negotiating.
