The Florida AS-IS Contract

Florida commonly uses the “AS-IS” Residential Contract, which means the buyer accepts the property in its current condition — but includes an inspection period during which the buyer can cancel for any reason without penalty. In Florida, the result of a bad inspection is typically: you accept, you cancel, or you negotiate voluntarily with the seller — but the seller isn’t obligated to fix anything.
