Electrical issues are among the most consequential inspection findings because they can affect both safety and insurability. Here’s what Florida home inspectors look for in electrical systems.
Federal Pacific and Zinsco Panels
Both panel brands have documented histories of breakers that fail to trip under overload — creating fire risk. They’re still present in many Florida homes from the 1970s and 1980s. Most Florida insurers won’t write coverage for homes with Federal Pacific Stab-Lok or Zinsco panels. Finding one during inspection is grounds for a replacement credit negotiation.
Aluminum Wiring
Aluminum branch circuit wiring was used extensively in Florida homes from the mid-1960s through mid-1970s. It’s not inherently dangerous, but requires CO/ALR rated devices and proper connections. Inspectors document its presence; electricians can assess and remediate if needed.
GFCI and AFCI Protection
Modern code requires GFCI (ground fault circuit interrupter) protection in wet areas — kitchens, bathrooms, exterior, garage, pool areas. AFCI (arc fault) protection is required in newer construction for bedrooms and living areas. Many Florida homes have older electrical that lacks these protections. They’re not always inspection deal-breakers, but they are worth noting and addressing for safety.
