Wood-destroying organism (WDO) inspections — often called termite inspections — are a standard part of the Florida home purchase process. Here’s what they cover and why they matter.
What WDO Covers
A WDO inspection checks for termites (subterranean and drywood), wood-boring beetles, and wood-decaying fungi — all organisms that can structurally damage wood framing. The inspection documents evidence of active infestation, evidence of past infestation, and conducive conditions (areas where infestation is likely to develop).
Why Florida Is High Risk
Florida has the highest termite pressure of any state in the continental US. Subterranean termites are present throughout the state, and drywood termites — which can infest without soil contact — are common in South Florida specifically. Some areas have Formosan subterranean termites, which are significantly more aggressive and destructive than native species.
Lenders and Insurance
Many lenders require a clean WDO report for FHA and VA loans. Insurance companies may ask about prior termite damage. A clear WDO report protects the transaction; an active infestation is grounds for treatment credit negotiation before closing.
