What the CO Confirms vs. What It Doesn’t
A certificate of occupancy confirms that a home was built to minimum code standards at the time of final inspection. It doesn’t confirm that every system was installed correctly, that workmanship was quality, or that there aren’t defects the building inspector didn’t catch during their brief code-focused review.
Common New Construction Findings in Florida
Improper drainage and grading is number one — new construction disturbs soil and drainage patterns, and getting the grade right on flat Florida lots requires attention that’s not always paid. HVAC installation defects: ductwork not properly sealed, equipment not commissioned correctly. Window and door seals that fail early — Florida’s heat cycling is hard on seals. Roof flashing around penetrations that’s incomplete or improperly done.
Builder Warranties Don’t Work the Same as Inspections
Builder warranties exist but they’re limited in scope, require the builder’s participation to use, and expire. An inspection report is yours — it’s documentation you can use immediately to get issues corrected before closing. After closing, your leverage drops dramatically.
