What an Appraisal Does

An appraisal determines the market value of a property for lending purposes. The appraiser compares your home to recent sales and gives the lender a number. It is required by your mortgage lender — not optional. It does not assess the condition of the home’s systems.

What a Home Inspection Does

A home inspection assesses the physical condition of the property — roof, electrical, plumbing, HVAC, structure, and more. It tells you what is working, what needs repair, and what may need replacement soon. It protects you, not the lender.

Why You Need Both

The appraisal tells you if you’re paying a fair price. The inspection tells you what condition the home is actually in. A home can appraise at full value and still have a failing roof, outdated electrical, and mold behind the walls. Only an inspection catches that.
