South Florida has one of the highest rates of residential pool ownership in the country. For buyers purchasing a home with a pool or spa, the pool inspection is not an optional add-on — it’s a critical part of understanding the true condition of the property. Pool repairs are expensive, and problems missed at inspection become the buyer’s problem after closing.
What a Pool Inspection Covers
A thorough pool inspection evaluates the pool shell for visible cracks, surface deterioration, and structural issues. The deck and coping are checked for cracks, lifting, settling, and trip hazards. Equipment evaluation includes the pump (motor and impeller condition), filter (type, age, and condition), heater or heat pump, chlorinator or salt cell, and timers and automation systems. The electrical components are particularly important in Florida: bonding and grounding of pool equipment is a safety-critical item that is commonly deficient on older pools. All GFCI protection at pool-area receptacles is verified.
Pool safety features are checked for compliance: self-closing, self-latching gates; pool barrier fencing height and integrity; and door alarms on doors with direct pool access. Florida law requires specific drowning prevention features, and a home with a pool that doesn’t meet current requirements may face costs to bring it into compliance.
Common Issues Found in South Florida Pool Inspections
Aging pool plaster and surface coatings are the most common issue — replastering a pool runs $5,000 to $10,000 depending on size and finish. Equipment at end of life (pumps and heaters over 10 years old) is common on resale properties. Deck cracking and settling due to South Florida’s sandy soils is routine. Corroded bonding wire and improper electrical grounding are safety issues found frequently on older installations. For investors and buyers purchasing foreclosures, pools that were left unchemically maintained for months may have more serious structural or finish issues.
