What a Home Inspector Looks at for Pools
During a standard home inspection, the inspector evaluates the pool’s visible equipment: pump, filter, heater (if present), electrical connections (GFCI protection is required near pools), and the pool structure for obvious cracks or damage. They note the general condition of the deck, coping, and visible plumbing connections. They test the pool light and check for proper bonding of the equipment.
What Requires a Specialist
Structural cracks in the pool shell, leaks, or questions about plumbing integrity require a pool specialist who can perform a pressure test and dye test. A home inspector’s pool assessment is a general evaluation, not an engineering or leak-detection inspection. If there are visible concerns, a dedicated pool inspection is worth the additional cost.
Safety Barriers
Florida law requires pool barrier fencing — a barrier that prevents a child from accessing the pool without adult supervision. Your inspector will document whether the barriers meet current code requirements. Non-compliant pool barriers can create legal liability and may be flagged by insurance companies.
